I've lived in the far East Bay (Livermore/Pleasanton area) on the way out to the central valley for 30 years and am looking to move north towards the Santa Rosa/Windsor area.
I'm renting atm and my current neighbors have been been selling their houses for north of 1.1 million, one after another (all 3-4 bdr 1300-1500 sq ft built in the 1960s near LVK airport, nothing fancy).

I'm just hitting year 2 WB pay, even if I average 90/hrs and include my VA fun money each month, I don't come close to qualifying for a mortgage that makes sense anywhere close to my area without putting 300-400K down.

I would also recommend renting close to start then looking north of the Bay past the Sonoma area, although it won't be as fun on the NB side. Don't put your wife on BART.

I don’t have a mortgage, but I would be surprised if you couldn’t qualify for one in a place you’d want. It may not be what you want to spend, though with the rates as they are.

The problem with taking BART to work is that it stops running at midnight. If your trip ends too late you'll be Ubering home.

It actually tends to be esp with the new trains. No better or worse then any 'big liberal' transit system. If his wife's street sense is better then a guy who rocks New Balance kicks on the layover, she will be just fine.
