Check your direct messages. We are about to put our house up for sale in two weeks and live in a highly desirable area for families (Memorial) about 20 minutes from IAH. Well established, nice area of the city that is a good balance between being in the city/burbs/commute.

I've been in my neighborhood since 2007 and yes there is absolutely redevelopment going on. Most of the 2 bed 1 bath older homes have been replaced with townhouses and single family homes. after a quick search on HAR with my zip of 77008 I found the price per sq/ft to have a pretty good range anywhere from $250/sq ft and up...mainly depends if it is a townhome or a single family home with a yard. My wife and I love the neighborhood. Tons of locally owned restaurants and patio bars and miles of bike/walking trails along the bayou. We have friends and family that live in all directions outside of Houston and we are within 5-10 minutes of every major interstate/highway that gets us in and out of town. hope this helps. Long story short...it's in the city but is still a pretty quiet neighborhood with tons of things to do and centrally located.

We live on Lake Conroe. Anywhere West, SW, or North is desirable. The market here hasn’t cooled fully yet due to the influx of coasties. Don’t buy yet. You’ll be upside down on the property by Q3. Plenty of rentals on the market.

I moved from the The Woodlands to Galveston three years ago. I live on the west end past Jamaica Beach. It takes about an hour and a half to get to the parking lot. From downtown it probably takes an hour.
I fly mainly one day and two day trips and I have never been late. It has never taken me more than an extra fifteen minutes to drive it. Everyone one on I-45 does 75 mph bumper to bumper in rush hour. It's like turn four in a NASCAR race.
The Island is a lot of fun, but if you have kids the schools are not The Woodlands schools.

Check out Bender's Landing. It a large lot subdivision just south of 99. Its about 20 minutes to the airport on the hardy toll road, the schools are good, and the taxes are much lower percentage wise than the woodlands. you're very close to the Woodlands as well if you're interested in the shopping/dining, etc there, but you're not stuck in the crazy woodlands traffic if you don't want to be. It can be a tad pricey, but there is another master planned community called Harmony that you drive through on the way to Benders Landing. It's mostly gated and I found it oddly snooty when we rented there while we built in BL, but it's reasonably nice and more affordable than BL. Imperial oaks and the Falls at Imperial oaks are on the other side of 99 and are just as well situated location wise. They tend to be slightly older homes from the early 2000's, but still a very nice, mature neighborhood.
