How senior is PHX going to be?

How many guys already live there? How's the commute to PHX vs Vegas from DEN?

Will is be more senior than Orlando?

Definitely 2nd or 3rd most senior system wide. LAS is #2, and PHX will probably be #4 initially and work it’s way up to #2. There’s a lot of Denver people wanting to get out to a west base that’s not Vegas but once they see the real estate prices in the Phoenix area they might change their minds. You could still live extremely well outside the Atlanta area on a lake for far less money. Nothing in the west in safe from California retirees pushing up the prices with cash offers.

With real estate prices in Denver, I’d expect most to be able to afford Phoenix.

Sure, but not in the good parts... have fun in buckeye.... I"m not sure why eveyrone thinks Denver is so much more expenive then Phoenix. Like everything else in the world, it depends..

I hadn’t looked at prices in PHX for a while and after the announcement I took a look and had to readjust my view of their housing market. It at least as bad as Denver, if not worse. You need to live at least 50 minutes from Sky Harbor to find truly nice homes at the $1.1-1.3 mil price point. For that price you can have a 5 to 7 bedroom house on the lake in Peachtree City, 30 minutes from the ATL parking lot. If I had family nearby there, I’d already be planning my move.

Phoenix residential real estate prices had the highest appreciation in the country in the last year at over 30%. Number 2 was Tampa at 29%.

I love to see when people post silly things-
here’s a hint. This isn’t 2008. The economy will level off or slight soften. But there is more cash and lower rates then ever in history. And lending is much harder (thank god- the average retail customer shouldn’t have had access to stated income whacky stuff they did- but hey who likes red tape, right?!). Will we see a softening? Yes we will. Will we see a crash. Nope- not because of real estate.

It’s a tough nut to crack that’s for sure. The baseline fundamentals are actually pretty strong in the market- lucid motors and intel have opened massive battery plants. Those are just the start- the Phx market is pretty interesting- it’s got both high tech jobs (batteries and chip design) and manufacturing (battery and chips… again). I think that the Phx market might be one of the most diverse in the country when it comes to be both R&D and actual manufacturing. Sorta wild interesting times down here.

When looking don’t just look north towards cave creek- south has some amazing areas as well.
